Improved road and rail networks, a close proximity to London and a world-renowned university has, over the last five years, led to a surge in companies moving to the city and attracting an increasing demographic of professionals seeking employment.
What’s on offer?
In and around the city there is a healthy balance of both houses and flats available, with an increasing number of properties to let coming furnished as a result of demand. As is the case at this time of year, the market for larger family houses is quiet, but for those in smaller numbers wishing to rent, competition is strong to secure the few flats on the market. A two-bed apartment in central Cambridge typically costs between £1,400-£2,000pcm, whilst a Victorian terraced house around £1,600-£2,200pcm.
Having seen a huge rise in property sales in the past few years, the city’s rental market is currently very strong, with prospective homeowners opting to ‘try before they buy’ property as a result of the high cost of deposits needed for a purchase and the flexibility of potentially relocating in the future.
Further investment
Property is not the only sector which is receiving investment, with the city’s key infrastructure also being improved. In June last year construction began on a £30million development of the city’s second railway station. A further £6million road and cycleways will link from the existing guided busway to the Cambridge Science Park station, set to open in May 2016. With transportation continuously improving, the rate of businesses relocating to the city is likely to continue, and with high levels of employment, the area will be a large attraction to professionals looking for work.
So can Cambridge sustain this influx? Whilst current rental demand and supply is relatively evenly matched, the huge increase in demand may mean that competition is even greater later in the year. Despite this, those looking to take advantage of the high levels of employment in the city should not be disheartened; the surrounding area boasts numerous charming villages that all have easy access to the city.
