Strutt & Parker has been instructed to sell a solar farm investment opportunity in Holsworthy, Devon on behalf of a private landowner.

The 18.7 acre site was developed in 2012 to create a 2.1MW solar farm which is let to a developer for 25 years and generates a rental income of £21,000 per annum. The electricity generated by the site is enough to power 450 homes annually.

Henry White, associate in Strutt & Parker’s Resources & Energy team said: “This is a rare investment opportunity and one of the first freehold interests of a completed solar farm to come to the market. We anticipate that a number of landowners who have let sites to solar developers will consider selling the freehold investment as the solar installations can increase the value of the land. Dependant on the previous use of the land, land with a constructed solar farm can be worth up to three times what bare agricultural land could be expected to sell for.

“The developers involved in creating the solar farms often have strong covenants and have signed 25 year leases which mean these types of investment sales will prove attractive to investors looking for secure income streams; the relatively new investment vehicle will also appeal to investors looking to diversify their portfolios.

“Solar developers continue to look for sites which are suitable for renewable energy generation through solar PV, and the support from the Renewable Obligation Certificate (ROC) scheme and the falling costs of installation make the rents they are able to pay an attractive opportunity for rural landowners. The sale of these sites by landowners is the next logical step and represents a new phase in the solar lifecycle.”
