Strutt & Parker, acting on behalf of CBRE Global Investors, has acquired two multi let industrial estates in Aylesford and Enfield from the Seal Portfolio from USS.

Strutt & Parker, acting on behalf of CBRE Global Investors, has acquired two multi let industrial estates in Aylesford and Enfield from the Seal Portfolio from USS.

The property was purchased for £12.2m, reflecting a net initial yield of 7.40%.

Dundee Way in Enfield comprises five units totalling 51,042 sq ft and is fully let to five tenants at a total rent of £421,973 per annum. Link 20 in Aylesford comprises seven units totalling 75,986 sq ft and is fully let to five tenants at a total rent of £532,656 per annum.

James Fairweather, head of industrial at Strutt & Parker, who acted on behalf of CBRE Global Investors said: “The investment market for South East industrial estates is very competitive at present and the opportunity to acquire these two prime properties from a portfolio sale ideally suited our client’s strategy.”
