Nurses Cottage is a quintessential Cotswold cottage. Listed Grade II, it is believed to date from the 18th century and has well-proportioned rooms with much better ceiling heights than many period Cotswold houses. The dining hall, which has a flagstone floor, immediately gives a good feeling of space and the sitting room has a large fireplace with a wood-burning stove. The kitchen is at the rear of the house, facing south west and overlooking the garden. It has an Aga and French windows onto a terrace. There are three double bedrooms in all. Two are on the first floor, one having an en suite shower room, and there is also a separate bathroom. The third bedroom is on the second floor, with plenty of under eaves storage.

Outside

Nurses Cottage is set well back from the lane behind an area of garden and plenty of gravelled parking. To the side is a double garage with an adjoining store room. A partly built link building joins on to the annexe. This has a kitchen/living room, shower room and a first floor bedroom. To the side of the annexe is the pretty studio/home office, presumably contemporary with the main house. The garden lies mainly to the rear of the house and is west facing. It is a good size with lawns and flower borders. A timber framed greenhouse is discreetly situated in one corner.

Situation

Ampney Crucis is a popular village situated conveniently close to Cirencester. The village is a real community with a church, village school and excellent pub/hotel, The Crown at Ampney Brook. Cirencester is 3 miles and has an excellent range of shops from Waitrose, Tesco, Aldi and Lidl supermarkets to various good independent stores. The main regional centres include Cheltenham and Bath. The A417/9 dual carriageway is under 3 miles’ drive, linking the M4 at Swindon with the M5 at Gloucester. Direct rail services to Paddington, from Kemble Station (8 miles) are from 70 minutes. In addition to the village school there is a wide range of state and primary schools in the area.

Directions

From Cirencester take the A417 east towards Fairford and Lechlade. After about 3 miles turn left for Ampney Crucis, immediately before The Crown at Ampney Brook. Continue into the village and Nurses Cottage will be found on the left hand side, just before the passing bay (also on the left hand side).
