Great house, great location
Arches Farm is a traditional Cotswold farmhouse with handsome elevations with sash windows. The vendors bought the property in 2007 and carried out a complete programme of renovation and improvement to create a house which is both good for entertaining but moreover modern family living. A galleried reception hall immediately gives a great feeling of space and a well-proportioned drawing room leads off to the right. The L-shaped kitchen/dining/family room is an excellent space. The kitchen area is well fitted and equipped with a large island unit and an Aga. The dining area accommodates a big table and the family area is south-facing and has a fireplace with a wood-burning stove. On the first floor the principal bedroom suite has a large bathroom and a dressing room (or 5th bedroom). Another bedroom has stairs leading up to a study and there is a further bedroom and a bathroom on this floor. On the second floor is an additional bedroom suite.
This property has 12.11 acres of land.
Outside
Sitting at the end of a no-through lane, Arches Farm has plenty of parking. The garden lies mainly on the west of the house, with broad flat lawns with mixed borders and a further wild flower garden. There are wood and potting sheds. To the north of the house are two stables, a garage and a tack room. Beyond the stables is a 25m x 60m all-weather arena. The paddocks lie to the south of the house and the property extends to about 8.5 acres in all. Note: an adjoining paddock of 3.3 acres is available by separate negotiation.
Situation
Arches Farm occupies a great setting, set amidst open countryside and yet only half a mile from Malmesbury. This ancient market town is dominated by the beautiful 12th century Abbey which is clearly visible from Arches Farm. The town has good everyday shops (e.g. a Waitrose and an Aldi) and also plenty of independent stores as well as restaurants and cafés. Other local towns include Cirencester and Chippenham and the main regional centres are Bath, Bristol, Cheltenham, Gloucester and Swindon. Good communications with Junction 17 of the M4 being about 5 miles. Direct rail services to Paddington from either Swindon (51 minutes), Kemble (73 minutes) or Chippenham (69 minutes). The area has plenty of sports opportunities and particularly equestrian events such as Badminton Horse Trials, racing at Cheltenham and Newbury and polo at Cirencester Park and The Beaufort Polo Club. Many lovely walks and rides down a network of footpaths and bridleways. An excellent choice of both private and state local schools. In the private sector these include Beaudesert Park, Westonbirt, Pinewood, Cheltenham College, St Mary’s Calne and various schools in Bath. Malmesbury School (secondary) is well regarded and various local primary schools.
Directions
From Malmesbury, take the A429 south towards Chippenham. Immediately after the last roundabout, opposite Malmesbury Primary Healthcare, turn right into Arches Lane. Continue down the lane into the open countryside and Arches Farm will be found at the very end.
