A delightful period farmhouse with outbuildings and extensive grounds
Moorview Farm is a beautifully presented farmhouse that offers a wealth of period features, such as exposed timber beams and stonework, alongside elegant, stylish accommodation and modern fittings. There is scope to extend further into the attached barn, to create a further seperate four bedroom barn conversion or to include into the main house. The barn had planning approved for a self contained flat and grooming palour.
On the ground floor there are two main reception rooms, the first of which is a comfortable space in which to relax or entertain with wooden flooring, a fireplace with a woodburning stove and a feature stone wall with a window seat. There is also a formal dining room with a woodburning stove and French doors opening onto the garden. The kitchen welcomes plenty of natural light through skylights overhead and French doors, while there are also contemporary storage units, a central island and a range cooker. The first floor has three bedrooms, two of which are doubles. The principal bedroom has its own dressing room with fitted storage, and an en suite shower room. There is also a family bathroom on the first floor, with a further family bathroom available on the ground floor.
Agents note Architects have been drawn up for the conversion of the attached barn and are available on request. The current owner has also been running a successful Cattery & Kennels business from the property for the last 15 years.
This property has 12 acres of land.
Outside
The property includes several outbuildings, including an original stone-built barn and timber-framed buildings from which a kennels and cattery is currently operated. At the front of the house there is a gravel courtyard providing parking for several vehicles.
The garden to the rear of the farmhouse is south-facing and includes paved terracing and an area of lawn, while there are also various paddocks and open fields, which are ideal for grazing animals or equestrian use.
Situation
Moorview Farm is set in a secluded and peaceful position, surrounded by breathtaking rolling countryside in the heart of the Nidderdale Area of Outstanding Natural Beauty.
