A four-bedroom period farmhouse with annexe, stables and 9.2 acres, situated in the North York Moors
Thwaites House is a charming stone period property that offers attractive accommodation and the scope for considerable further development (subject to planning). Offering plenty of character including sash windows with secondary double glazing, exposed timber beams and ledged wooden internal doors, the property offers the flexibility to create a fabulous family home with business potential and/or annexe accommodation for a dependant relative or for use as an Air BnB.
The main house offers a sitting room and family room, both which enjoy the morning light and views over the garden. The family room has a fireplace with a cast iron wood burning stove, while the sitting room gives access to the annexe side of the property. The kitchen has fitted units to base and wall level, space for all the necessary appliances and an adjoining pantry, while there is also a utility room for further storage and appliances.
The first floor provides four bedrooms, three of which benefit from built-in storage. There is also a shower room on the first floor.
The annexe provides a sitting room with three windows, a double bedroom, a bathroom and a further room which would complete the annexe and provide a light filled kitchen area with two skylights and a sliding glass door to the south facing garden.
Outside
The property is approached down a private track from the main road which forms part of the Cleveland Way and passes to the rear of the property. The gardens lie to the south and east of the property and include lawned areas, planted borders, orchard, vegetable plot and woodland areas. The grassland which extends to approx. 9.2 acres and includes a pond is located to the north of the garden and accessed from the track, has road frontage onto Raisdale Road. The owner has submitted an application to erect two timber-framed stables and tack room to the east side of the property - Application No. NYM/2023/0505. There are a range of useful stone outbuildings/garage with and an external staircase to a first floor store with roof light, which offer the potential for further development, subject to planning.
