The quintessential Grade II listed farmhouse with an annexe

Topford Farm is a charming rural Grade II listed period property with a part-thatched roof and plenty of splendid original features, including exposed timber beamwork and brick-built fireplaces. There are three reception rooms on the ground floor. The dual aspect drawing room and the comfortable dining room both have heavy timber beams overhead and impressive original fireplaces, while there is also a useful study towards the rear. The well-proportioned kitchen/breakfast room has wooden storage units, integrated appliances and space for a dining table.

The first floor provides two double bedrooms, both of which are en suite. The principal bedroom benefits from its own dressing room with fitted wardrobes, while the second bedroom also has built-in storage. The timber-framed outbuilding has a useful annexe, with a sitting room, one double bedroom and a bathroom. This additional living space is ideal for family members or guests.

Outside

The house is set in beautiful and extensive gardens and grounds. At the front of the property there is a gravel driveway, which provides parking space and access to the house and annexe, with it's adjoining storage or workshop space. The garden includes paved terracing surrounding the house, which is ideal for al fresco dining, and far-reaching lawns, bordered and dotted with colourful flowerbeds, established shrubs, hedgerows and trees. There is also an orchard and a heated swimming pool with its own surrounding sun terrace.
