A striking and most impressive half-timbered house of late Jacobean origins offering extensive accommodation set in an elevated position overlooking the charming town of Kington

Arrow Grange is of Jacobean style and thought to date from the late 17th/early 18th Century. The architecture points towards an era in English and Scottish history during the reign of James I of England and VI of Scotland when a phase of Renaissance architecture taking influence from Elizabethan traditions and Roman building techniques and styles became en vogue. Arrow Grange is a beautiful example of a half-timbered house, the quality of the accommodation on offer belies the ancient origins of the property which was extensively and sensitively refurbished and extended in the 1990s’. Tremendous attention to detail and craftsmanship is evident throughout.

Arrow Grange is a truly exceptional home. The renovation has been completed to a high standard and combines traditional style and original features with modern day living. All rooms are well-proportioned and are steeped in character. The inviting entrance hall boasts a flagstone floor and a bespoke oak staircase which turns and rises through the first and second floors. Bespoke fittings, specialist joinery, quality materials and workmanship are evident throughout this magnificent home. A fine example is the lovely side hall with exposed beams, beautiful stone floor, and a wall of oak frame work incorporating leaded glass. The well-appointed kitchen/breakfast room offers granite worktops, traditional Rayburn and dual-fuel range, bespoke units and integrated appliances with an outlook over the rear garden and is located at the heart of this superb home. Of particular note is the impressive Great Hall which benefits from dual aspect windows flooding the room with natural light, whilst the full height vaulted ceiling, open trusses and beam work add drama and character. There is also a large feature fireplace with enormous log burner stove. A further bespoke staircase with detailed balustrading rises to a galleried landing with access to a hidden gem; the two storey jettied porch (thought to be designed by an architect who worked on Hereford Cathedral) is a charming and imaginative space with triple aspect windows framing views over the gardens, Kington and countryside beyond. A vaulted garden room with two sets of large double doors is the preamble to the fantastic indoor heated swimming pool complex boasting shower room and fitness area. The characterful bedrooms and bathrooms, including two master bedroom suites, are of excellent dimensions and finished with the same attention to detail that is apparent throughout.

This property has 2 acres of land.

Outside

Approached through a private entrance over a gravel driveway and into a courtyard area offering extensive parking to the property, Arrow Grange stands proud in its grounds, comprising courtyard, Coach House annexe, main house, landscaped gardens and paddock. Set in an elevated position, the vistas of the surrounding Herefordshire landscape are wonderful. The seclusion and surroundings found in the courtyard space makes one pause before being guided through the Lance Hattatt designed gardens by an Indian Stone pathway which meanders towards the jettied porch and the front door. Arrow Grange is a truly outstanding property with fine architectural features both externally and internally. The gardens to Arrow Grange have been beautifully designed to complement the house. The gardens are landscaped to create a series of ‘rooms’. Each room, or section, has a theme. To the front the garden has been landscaped to create three distinct rooms of sculpted Yew hedging, a sunken water lily pond and an orchard of Cherry, Fig, Pear, Apple and Plum trees. There are Indian Stone patios, formal lawn and Beech hedging. To the rear is a soft fruit and herb garden and a further patio bordered by a meticulously cultivated box hedge. Located off the courtyard is The Coach House providing a useful machinery store, workshop and double garaging. To the first floor is a self-contained one bedroom apartment which is currently used as a productive holiday let. The paddock stretches from an elevated position near the property down to its namesake, the River Arrow. The property enjoys single bank fishing rights and has a perfectly placed decked seating area on the banks of the river.

Situation

Kington is a picturesque Herefordshire town on the Welsh border, located in the north-west of the county on the western edge of Offa’s Dyke. The beautiful and largely unspoilt nature of the surrounding countryside enjoys a nationwide reputation for walking, cycling and riding and also boasts the highest 18 hole golf course in England. The historic market town offers all the everyday amenities one would expect including independent shops, pubs and cafes. Only a few miles away is the award winning Stagg Inn and Restaurant; The Stagg was the first public house to be awarded a Michelin star. The larger centres of Leominster, Ludlow, Hereford and Shrewsbury can be found a little further afield. There is an excellent range of both independent and state primary and secondary schools nearby. Communications in the area are excellent with trains from Hereford and Leominster to Cardiff, Birmingham and Manchester, with London accessible in about 3hours.

Directions

From Ludlow head south on the B4361, turning right after approximately 2 miles towards Richards Castle. Follow this road to Mortimers Cross and proceed straight over the crossroads and through the village of Shobdon. On exiting the village, take the small road on the left hand side signed to Lyonshall. Proceed to the T junction with the A44 where you turn right towards Kington. Upon arrival at Kington go straight over at the roundabout and continue past the petrol station on the left, after approx. 100m where the road bends to the right take the left hand turn onto Kingswood Road (if you go over the river you have gone too far). After about 60m turn right onto a private lane and then almost immediately turn right again into the courtyard of Arrow Grange.
