A 254-acre arable and amenity farm

Little Kenny Farm extends to about 254 acres and has a five-bedroom farmhouse, two cottages, a traditional steading and two general purpose sheds.

The majority of the land is arable and is classed grade 3 according to the James Hutton Institute. The soil types are predominantly brown forest soils with some gleys from the Forfar and Gourdie/Callander/Strathfinella Series.

The farm rises from about 140 metres at a river on the southern boundary called Melgam Water to a high point of 209 metres at the northern boundary. The fields have stock proof fencing and access to water.

The land comprises 216.03 acres of arable ground, 21.12 acres of permanent pasture, 0.89 acres of rough grazing and 10.91 acres of woods. A feature of the farm is the access to the fields from the minor county roads, and the arable fields are of a good size and shape.

Sporting Little Kenny was previously run alongside a number of neighbouring farms. These combined to form the Avon and Airlie Shoot which was renowned for the quality of sport offered in beautiful surroundings. The farm was the centre of the shoot and included a large scale game farming operation which was run from the traditional steading.

The signature drive of the shoot was the Little Kenny drive situated at the south of the farm, which offers spectacular fast and high flying partridges and pheasants over the den and the Melgam Water.

With the woods and the undulating terrain, there is potential to create a small shoot at Little Kenny. There are also opportunities for roe deer stalking, whilst at the north west of the farm there is snipe shooting and a flight pond which produces good bags of widgeon and teal, as well as mallard.

Little Kenny Farm has the potential, with agreement from two or three of its nearest neighbours in relation to their ground, to offer someone enterprising the chance to create a very high quality self-contained shoot.

There is trout fishing on the Melgam Water.

Farming System Little Kenny is run as an arable unit and farmed in-hand. The majority of the machinery work is carried out by a local agricultural contractor. Crops recently grown on the farm include spring barley, winter wheat, vining peas and potatoes.

LOT 1: Little Kenny Farm (54.30 acres) Little Kenny Farmhouse Little Kenny Farmhouse is approached via a tree-lined and private hardcore drive, which terminates with a gravel parking area. The farmhouse has a superb elevated situation. It requires modernisation and renovation. A particular feature is the expansive, unspoilt views over the Vale of Strathmore and beyond to the Sidlaw Hills. The south-facing rooms benefit from these, including the sunroom (which has south, east and west aspects), sitting room, study, the master bedroom suite and two further bedrooms.

Shooter’s Cottage Situated on the edge of the traditional steading is a single storey cottage with two bedrooms. It is of traditional stone construction beneath a pitched slate roof.

The cottage is vacant, but was previously used for holiday lets or sporting guests.

Outbuildings A useful range of outbuildings are situated to the rear of the farmhouse as follows:

• Lunch hut (11.23m x 3.66m) Of timber construction beneath a corrugated roof. Contains a wood-burning stove. Used for shoot lunches of up to 24 people. • Dog kennels With outdoor runs. • Former garage (6.15m x 4.01m) Of stone and slate construction.

Farm Buildings A traditional steading is accessed off the drive and covers a footprint extending to about 10,000 square feet. It provides storage and the potential to be converted to create additional residential accommodation (if desired), subject to obtaining planning consent. The traditional steading has an electricity supply and comprises:

• Beater’s lunch room. • Former game farming pens, cattle courts and stores. • Store. • 4-bay cart shed with loft above, generator and WC. • Game larder. • Deep freeze room with sink. • Workshop. • Barn.

There are two general purpose stores which comprise:

Residential Development Potential A Feasibility Report has recently been prepared to determine the likely success of any future planning application in relation to potential residential development at Little Kenny Farm Steading. A pre-application enquiry (ref: 15/00214/PREAPP) was submitted to Angus Council for the development of a new dwelling house and the conversion of the existing traditional steading to a single dwelling house.

The pre-application response from Angus Council is generally supportive of the development of the site.

The Land The land in Lot 1 comprises 45.79 acres arable, 2.62 acres woods and 3.74 acres of miscellaneous ground. An additional 2.08 acres of woodland line the right side of the drive.

The fields are accessed off the farm drive and have a southerly aspect. The Fatterton Burn forms the southern boundary.

LOT 2: Charlie’s Cottage (0.20 acres) Situated beside the driveway is a detached, south-facing, single-storey cottage with three reception rooms, three bedrooms and two bathrooms. It is constructed of stone, with a brick extension and a white painted, harled finish, beneath a pitched slate roof.

A garden laid to lawn and enclosed partly by a stone wall is to the front and side. To the rear is a parking area, four timber garden sheds and a set of dog kennels. The sunroom has expansive and unspoilt views of the surrounding landscape.

LOT 3: Land at Shannally Point (48.90 acres) Lot 3 comprises 47.62 acres of arable land and 1.28 acres of permanent pasture. It is in two fields and is accessed from the public road, with the Melgam Water forming the southern boundary.

LOT 4: Brucebank Field (50.16 acres) A large field with road access extending to 50.06 acres of arable land and 0.10 acres of miscellaneous ground.

LOT 5: Land at Wardend (54.42 acres) The land in Lot 5 comprises two fields, both with access to the public road, and extends to 54.25 acres of arable land and 0.17 acres of miscellaneous ground.

LOT 6: Land at Drumley (46.01 acres) An interesting and ring-fenced block of land extending to 46.01 acres and comprising 18.31 acres arable, 19.84 acres permanent pasture, 0.89 acres rough grazing, 6.21 acres woods and 0.76 acres of miscellaneous ground. There are three blocks of mature deciduous woods and a duck flighting pond. The land has access to the public road.

Situation

Little Kenny Farm has a very private and rural position with superb views in every direction, including across the Vale of Strathmore towards the Sidlaw Hills and to the foot of the Angus glens, leading to the east Grampians. The farm lies 7 miles west of the town of Kirriemuir – birthplace of Peter Pan author, J M Barrie – which offers a range of services including a post office, shops, petrol stations, motor mechanic, public library, banking services, medical and dental surgeries, supermarkets and a secondary school.

A wider range of services is available in the nearby cities of Dundee (25 miles) and Perth (29 miles). Dundee has a mainline railway station with daily services to Aberdeen and Edinburgh, and sleeper services to London Kings Cross. The city also has an airport with daily scheduled flights to London, while the airport at Edinburgh (70 miles) offers a full range of domestic and international flights. Aberdeen International Airport is 67 miles distant.

There is a primary school in Lintrathen (2.5 miles) known as Peel Farm School. Independent schooling is available in the area including The High School of Dundee, Kilgraston, Craigclowan, St Leonards, Strathallan and Glenalmond College.

Little Kenny is situated close to the Angus/Perthshire county boundary. Angus is one of Scotland’s most attractive counties in terms of its contrast in landscape from Highland mountain and glen to lowland arable land and coastline. As a result, it is one of the most sought after counties in which to live in terms of the lifestyle it affords. Angus is also renowned for agricultural due to its productive arable land

Fishing is available on the nearby Rivers North and South Esk, which are two of the best known British salmon and sea trout fisheries, with fishing available to let on both a daily and weekly basis. From Little Kenny, there are scenic walks in every direction, with the highlights Glen Clova, the Backwater and Reekie Linn. Skiing is available at Glenshee Ski Centre, 25 miles from Little Kenny Farm.

There are 18-hole golf courses at Kirriemuir, Forfar, Alyth and Blairgowrie, whilst the Championship courses of St Andrews and Carnoustie are within one hour’s drive.

The area is well served by agricultural merchants and suppliers, including a livestock mart at Forfar (13 miles) and an active local machinery ring.

Historical Note The farm was purchased by Paddy Fetherston-Godley and his wife Bridget in 1975 and was run alongside neighbouring units including Meikle Kenny and Greenmyre Farms.

Whilst an in-hand arable enterprise was at the heart of the business, the late owner’s lifelong passion was for game shooting and his renowned Avon and Airlie shooting operations were centred at Little Kenny, with shooting clients coming from all over the world. The shooting took place over a number of neighbouring farms and estates but latterly was run in conjunction with Greenmyre and Meikle Kenny Farms and continued to produce sport of the highest quality when last shot in 2014. The spectacular Little Kenny drive over the Melgam Water has in the past produced bags of well over 100 partridges and pheasants.

The shoot has been the subject of several articles in shooting publications as well as a program for Country Views. The late owner was a finalist in the Purdey Game and Conservation awards and awarded a Life Fellowship of the Game Conservancy Trust, recognition of his achievements by the wider shooting community.

From the M90, take the Kirriemuir junction (the A926) and follow signs for Kirriemuir. Upon entering Kirriemuir turn left onto the A926 signposted for “Alyth, Blairgowrie and The Glens”. Follow signs for “Cortachy and The Glens” then bear left onto the B951 signposted for “Kirkton of Glenisla”. Continue on the B951 for 3.5 miles (bearing right at the fork). Pass through Kirkton of Kingoldrum and immediately after exiting the speed restriction zone, turn left onto the minor public road. Continue for 2 miles, where the entrance to Little Kenny Farm is on the left.
