Georgian house and annexe
The Cottage is Grade II listed, with Tudor origins and an elegant Victorian extension, and was formerly the ‘Grace and Favour House’ to the Alscot Park Estate. The property is beautifully presented and retains many traditional features including exposed beams, wooden and stone floors, sash windows and open fireplaces. The property has an excellent balance of accommodation arranged over three floors. On the ground floor are four reception rooms all with fireplaces. In the centre of the house is the large, fully fitted Mark Wilkinson kitchen/ breakfast room with French doors leading to the garden terrace, perfect for outdoor entertaining. A door leads to the spacious utility/boot room and pantry with extensive storage. Accessed from the hall is the fitted cellar. The bedroom accommodation is spread over three floors and includes the principal bedroom with luxurious en-suite bathroom. Across the landing is bedroom 2, currently used as a dressing room, with extensive wardrobes. At the back of the house is the family bathroom and bedroom which is also en-suite. A staircase rises to bedroom 4 and occasional bedroom 5. Attached to the house is a self-contained annexe with bedroom, bathroom, fully fitted kitchen and gym/living area.
This property has 0.63 acres of land.
Outside
The house is approached through electric gates forming part of an ‘in and out’ driveway, and there is ample parking in front of the triple garage and workshop. The property is surrounded by a beautifully kept and private wall enclosed garden which is mainly laid to lawn and divided into ‘rooms’. A private garden abuts the rear of the house with a variety of mature trees and well planted borders. Adjacent to the house is a terrace with double French doors opening form the kitchen/breakfast room. There is an orchard with apple, plum and pear overlooked by the annexe. There is atmospheric garden lighting to both front and rear gardens.
Situation
The village, unspoiled by new developments, is in the heart of the Conservation Area. Many of the properties belong to the Alscot Estate and the village is well maintained with a strong community, and includes St Mary’s church, the village hall and village shop. There is access onto an extensive network of footpaths and bridle ways over the Alscot Estate. The estate owned pub and farm shop in Alderminster and the Alscot Business Park provide good further local amenity. Stratford-upon-Avon is just 4 miles away providing for most leisure, education and shopping facilities including a Waitrose store. Warwick Parkway and Moreton-in-Marsh have rail services into London and the North.
