Modern living in a convenient position
Queen Annes Gate is a small development of detached homes built approximately 17 years ago. This well-appointed family home provides modern living in a convenient Farnham location. The entertaining areas are all a good size and flow well from the spacious hall, with access from the sitting room and dining room via French doors directly onto the stone terrace and garden. The sitting room features a built-in wood burner while the kitchen has been recently updated and is well-equipped with stone work surfaces, pull out larder cupboards and a range cooker. Upstairs there are five bedrooms, two with en suite bathroom/shower rooms. A good sized family bathroom completes the accommodation. EPC Rating C.
Outside
The integral double garage has electric up and over doors with internal access directly into the kitchen and a door to the rear garden. The whole property is enclosed by mature hedging and fencing, while there is an area of level lawn and established borders provide the garden with seasonal interest. A paved terrace runs along the rear of the property. At the front there is parking for 2 cars on the driveway immediately in front of the garage and opposite the house there are a further two parking spaces on a piece of land belonging to number 4.
Situation
Tucked away in a small residential development on the edge of the Georgian town of Farnham. Locally there are several convenience stores and independent shops, and within Farnham there is an excellent range of shopping, recreational and educational facilities including Sainsburys, Waitrose, a Leisure Centre and good choice of state and private schools. Communications are first class making this an attractive location for commuters with the mainline station approximately 2.3 miles away. The A31/A3 and A331/M3 provide links to London and the south coast. Heathrow, Gatwick and Southampton Airports are accessible all within 1 hour.
Directions

After about a mile turn left into White House Walk and then left again into Queen Annes Gate. Number 4 is on the left hand side.
