Tucked away in a great village

The Forge is believed to date back to the early 18th century and is well-proportioned with good ceiling heights throughout. The reception hall creates an excellent first impression, as does the large, double aspect sitting room with its open fire and French doors onto the rear south facing terrace. The dining room is a good size and sits next to the fitted kitchen. A large study, which houses the original forge, separate shower room and utility room complete the accommodation on the ground floor. Upstairs there are three large double bedrooms, one of which is en suite, and a family bathroom. The Forge is listed Grade II.

Outside

The south facing rear garden is utterly enchanting. Sitting alongside the River Churn, there is a large, paved terrace as well as an area of lawn flanked by an abundance of evergreen plants and shrubs including peonies, roses and a magnificent mature wisteria. There is also a separate side garden with gated access to the road which would provide an ideal area for a vegetable garden. The detached double garage has ample boarded storage within the eaves and there is a further piece of garden to one side.

Situation

South Cerney is a thriving village situated within the Cotswold Water Park area. The village offers plenty of facilities including an active village hall, three pubs, two churches, a doctor’s surgery, Co-op and a primary school. Outdoor pursuits are plentiful including sailing and general water sports on the lakes, golf, riding and country walks. Cirencester, with its excellent selection of shops, restaurants and supermarkets (including Waitrose, Tesco, Lidl and Aldi), is approximately 4 miles away and other local centres include Fairford, Lechlade and Burford. The main regional centres are Cheltenham, Oxford and Swindon, all of which are within daily commuting distance. Junction 16 of the M4 is approximately 12 miles away and direct rail services to London Paddington are from Kemble or Swindon stations, the latter scheduled to take from approximately 55 minutes.

Directions

Leave Cirencester on the A419 south towards Swindon, turning off at the Spine Road junction onto the B4696. After approximately half a mile, turn right (signposted South Cerney) onto Station Road. Continue along Station Road and into the village, turning right at the medieval Wayside Cross onto Clarks Way. Take the second turning on your left into School Lane and The Forge will be found on your left-hand side, just before reaching the Village Hall (which is on the right-hand side).
