A charming period home in the West End of Nairn close to the beach.
Ardgour House is a striking stone-built, double fronted period property offering over 5,000 sq. ft of versatile accommodation arranged across three floors. This fine home features an array of original character features and is immaculately presented for modern living.
The grand entranceway opens to a porch and central reception hall, with an ornate turned stairway with barley twist balustrade. From here a range of elegant living spaces with tall corniced ceilings and traditional features are accessed, including the sizeable front-facing sitting room and the open-plan formal dining and family room, both with bay windows affording peaceful garden views. The dining room flows into a conservatory with a south-westerly aspect, alongside which is a side entrance with boot room and shower room. There is also a useful store, a study with double doors to the rear terrace, and two further adaptable rooms also with garden access. The kitchen comprises a variety of shaker-style curved cabinetry with island unit, Everhot range cooker, adjacent larder and generous utility room. There is also a W.C located on the landing between the ground and first floor.
The first floor comes complete with principal suite, fitted dressing room and en suite bathroom, containing a central freestanding clawfoot bathtub, feature fireplace, walk-in shower and a traditional washbasin. There are two further bedrooms, well-served by a further family bathroom. On the second floor is a shower room, bedroom with en suite shower and another three well-proportioned bedrooms, all of which enjoy elevated views.
Outside
The property is set-back and enclosed via a wall topped with wrought-iron fencing. A central pathway flanked on either side by manicured level lawn with blossom trees and shrubbery leads to the main entrance. Alongside is a considerable gravelled driveway. The well-sized rear garden features a paved L-shaped terrace beside the home with access to the attached shed, followed by another expanse of neat level lawn. Further is a second shed alongside a summer house with double doors to a paved patio, a colourful well-stocked flowerbed, mature statement tree and a raised vegetable planter.
