Our new residential magazine looks at what's happening in your area: ‘We are confident that the market will remain robust.'

In 2011, the market stabilised and buyers regained confidence that it was a good time to move, providing the price being asked was realistic. A steady start to the first six months of the year gave way to a very busy autumn period, with a 167% increase in the number of properties going under offer compared with the same period in 2010. What's more, no one particular sector stood out, with houses ranging from £270,000 to £2.2 million attracting buyers. These statistics are in direct contrast to the national figures quoted in the media, and illustrate the benefit of having a network of offices across the UK - many of our buyers came from the South East, where property prices remain strong.

This year, we are confident that the market will remain robust and that sellers launching on the market will be pleasantly surprised by the response, as long as their property is sensibly priced. The key will be attracting viewers through a combination of quality marketing material, a realistic Home Report Valuation and a competitive asking price. Scottish property appeals to buyers across the UK and Europe, but they need to be persuaded to come and view.

As a result, we predict that 2012 will see a greater number of transactions as realistic pricing returns to the housing market. Property is seen as a safe investment, with the added benefit of giving you a comfortable place to live in turbulent times. All medium-term predictions are that interest rates will remain at historically low levels, and this, together with the government's plans to assist first time buyers, should help get the market moving.

The increase in the number of registered applicants on our books at the end of last year is an encouraging sign, as is the number of people who can afford to spend between £750,000 and £1.25 million on their dream home.
