The house features four bedrooms and a wealth of period character, including exposed timber beams and internal doors, flagstone flooring and impressive original fireplaces. The main reception room is the sitting room, which has a window seat and a fireplace fitted with a wood burning stove. The ground floor also has a garden room to the rear, with panoramic windows welcoming plenty of natural light. The 26ft kitchen and breakfast room provides plenty of storage, wooden worktops, an integrated Neff oven, hob and extractor hood, space for all the necessary appliances and a Rayburn Royal range cooker, while there is also space for a dining table. The adjoining utility room provides further space for appliances and storage. The first floor has three double bedrooms, with the principal bedroom including eaves storage at either end. Also on the first floor is a shower room with a stylish modern suite, while on the second floor there is a further double bedroom.

Outside

There is parking space on a gravel driveway to the side of the cottage, while to the rear the gardens backs onto open fields. The garden has two areas of lawn, dissected by a stream with a bridge across it. There are also raised vegetable beds, a greenhouse, an orchard, a storage shed and a timber-framed garden room or office space.

Situation

The property is located in the popular rural village of Tysoe, between the historic towns of Banbury and Stratford-upon-Avon, and surrounded by beautiful Warwickshire countryside. The picturesque village is full of character properties, and has a popular village pub, the Peacock Inn, as well as a local shop, a primary school, a village hall and an impressive parish church. Local amenities can be found in the nearby town of Shipston-on-Stour, with its selection of shops, cafés and restaurants, while a wider choice of shops, leisure facilities and supermarkets can be found in Banbury, just less than 10 miles away.
